A Pre-Listing home inspection can make a lot of sense when you decide to sell your home. In a buyer's market, it can help assure prospective buyers and increase the number of offers. In a seller's market with short supply, it can help shorten the entire selling process. It also allows you to identify and prioritize any issues BEFORE you list. Enabling you to properly balance pre-listing repair/maintenance outlay for maximum gain.
Pre-Purchase Home Inspections
Your offer has been accepted!! Now, It is time to take a detailed look at the condition of the home. AHI's pre-purchase home inspections focus on the condition of ALL the main systems of the home from roof to foundation. Using the latest technologies, AHI can uncover issues that other inspections might miss. AHI provides our clients with the information that they need to be successful at closing time!
Pre-Offer Home Inspections
In a seller's market with short supplies of homes, a Pre-Offer Home Inspection may be your only way to get detailed insights into the home's condition, before making your offer. At only 1/2 the cost of a standard residential inspection, AHI's Pre-Offer home inspection has the same coverage as our standard residential home inspection but there is no report. Be prepared to ask questions and take notes! We focus more heavily on 'big-ticket' Roof, Foundation, electrical, heating/cooling and plumbing issues.

We use special circuit-analyzers that can detect electrical safety-hazards; sensitive gas detectors that can detect very small fuel and exhaust gas leaks; infrared cameras to better classify visual observations and FAA licensed drones and pilots to get close-up views of, otherwise, 'hard to reach' places, like fragile or steep roofs, chimneys and high gutters.
